The Private Rented Sector Database (now “Register Your Rental Property”)
On 9 September 2026, the government announced that the new PRS Database (now renamed to “Register Your Rental Property”) will start rolling out this Winter.
The first phase of registrations will take place on 15 December 2026, starting in the West Midlands. For the East Midlands, the requirement to register starts on 15 February 2027 and the deadline to do so is 14 May 2027. The government expects all landlords to have registered their properties by 14 November 2027.
The requirement to register is being rolled out region by region, with landlords having 3 months to comply. The deadlines are based on the location of the rental property, not where the landlord lives. If landlords rent out multiple properties in different regions, they can register those properties before the date the regulations commence in that area if they so wish.

The Cost
The fee is £65 per year, per property. This is a considerable difference to what the impact assessment said (£28.58 per property every 3 years), so landlords with larger portfolios will certainly have reason to feel rather aggrieved.
Requirements
Landlords will be required to provide the following information:
- The property address
- The number of residents and bedrooms
- The amount of rent received
- Evidence of compliance with health and safety requirements (gas safety certificates, EPCs and EICRs.
Do I need to do anything now?
Not just yet. But it would be a good idea to make sure you have everything in place before the requirement to register your property comes in.
If you have a letting agent managing your property, they can assist with the registration but you, as the landlord, are ultimately responsible for starting and finishing the process.
