The Renters’ Rights Act Information Sheet 2026

If you are a private landlord with an assured or assured shorthold tenant and the tenancy was created by way of a written agreement before 1 May 2026, you must serve the “Renters’ Rights Act Information Sheet 2026” on your tenant by 31 May 2026.

It must be downloaded from the official government website and cannot be amended. 

It must be given to the tenant by either:

  • Printing a hard coy and giving it to the tenant by hand
  • Sending the PDF electronically as an attachment to an e-mail or text message.

If you only send a link to the Information Sheet, that will not be valid. 

It needs to be given to every tenant named on the Tenancy Agreement but does not need to be given to lodgers. You do not need to change or re-issue any existing Tenancy Agreement. 

You should ensure that you keep evidence of when and how the Information Sheet was served (for example, if the tenant signs to confirm they have received it on a particular date, you should keep a copy of that letter). 

If you fail to give the Information Sheet to the tenant by 31 May 2026, you could be facing a fine by the Local Authority of up to £7,000.

If your tenancy is based entirely on a verbal agreement, you do not need to give the Information Sheet to the tenant but do need to provide them with certain written information about the key terms of the tenancy instead.
