Check restrictions and charges
Your title will reveal any restrictions (like third-party consents) or charges (such as mortgages or loans). Preparing the required information in advance can prevent one of the most common causes of delays.
Complete property forms early
The Property Information Form and Fittings & Contents Form are key parts of the conveyancing process. Completing these early allows your conveyancer to spot potential enquiry points and resolve them before a buyer is involved.
Gather planning and building certificates
If you’ve carried out works — extensions, loft conversions, new windows, boiler upgrades — you may need planning permission and/or building regulations certificates. Newer homes may also have warranties and estate agreements to provide. Having these ready avoids last-minute stress.
Get ahead with legal advice
Early title review confirms ownership details and highlights anything more complex — such as trusts, executor sales, or power of attorney — giving you time to take advice without pressure.
